Do I need a structural engineer for my project?
California requires PE-stamped structural plans for ADUs, garage conversions, room additions, wall removals, seismic retrofits, and most projects that modify load-bearing elements. If you’re unsure, call us — we’ll tell you in 5 minutes whether your project requires engineering.
Will I work directly with the PE?
Yes. Daniel De Witte, P.E. #82726, leads every project with PE-level oversight from scope through final inspection. Production and drafting is handled by a qualified team under direct PE supervision.
How long does a complete plan set take?
Structural-only projects like garage conversions take 5–10 business days. Full plan sets with architecture and MEP take 3–5 weeks. Complex multi-phase projects are scheduled at intake with a firm timeline.
What happens if my plans get corrections?
Plan check correction support is included. We review all city comments and resubmit within 48 hours. If corrections are due to an Affinity error, all revision rounds are covered at no charge.
Do you provide support during construction?
Yes. Direct PE access during construction is standard — not an upsell. Your engineer is available for RFIs, field questions, structural clarifications, and site visits.
Do I need separate firms for architecture, structural, and MEP?
An architect designs layout and aesthetics. A structural engineer designs the load-bearing system. Most projects need both plus MEP. Affinity handles all three disciplines under one roof — so you don’t have to coordinate between separate firms.
